As we closed out January 2026, the Santa Clara County real estate market is doing what it often does this time of year: resetting, rebalancing, and quietly preparing for the spring market ahead.

If you’ve been watching headlines, you may see mixed messages. Some suggest cooling, others predict acceleration. The truth, as always, is more nuanced — and very local.
