In July 2026, in the same county, two doors closed for two different home sellers.
The first door was old. It hung on a house built in 1901, a two-bedroom, one-bath fixer-upper on E Saint James Street in downtown San Jose. The place was 962 square feet, with carpet and old vinyl floors and heat from a single wall furnace. No air conditioning, no family room, just an eat-in kitchen and a lot of history on a 2,720 square foot lot. It sat close to downtown, walking distance to San Pedro Square and Japantown. The listing called it a blank canvas. Someone finally picked up the brush, for a final sales price of $540,000.
The second door was newer, and much, much bigger. Twenty-five miles and a world away, in Los Altos Hills, an estate on La Vida Real waited behind a complete perimeter fence. Built in 2010, it ran nearly 21,000 square feet across 8 acres, with a vineyard, a seasonal stream, a 15-seat theater, a 3,000-bottle wine cellar, an indoor pool under retractable skylights, and a separate office building built for executive meetings. It once dreamed of a $68 million price tag back in 2015. The dream got smaller over the years, down to $37 million this past spring, and finally closed at $30,000,000.
Two houses. Two very different lives.
The big house on La Vida Real sold for $30,000,000, financed in part with a $21 million loan from JPMorgan Chase. The buyer was a Hong Kong bank executive, chairperson of a firm called China Renaissance, buying through a British Virgin Islands entity. The seller was a Brocade Communications co-founder and his wife, a venture partner, letting go of an estate that had outlasted its original asking price by more than half.
Same county. Same month. Same real estate market, technically speaking. One buyer got a fixer-upper walking distance to Japantown. The other got a private vineyard and a wine cellar built for three thousand bottles.
That is the range in Santa Clara County right now, from a wall furnace on Saint James Street to a retractable skylight over an indoor pool in the hills. Two closings, two very different stories, one county holding both of them at once.
